Hurricane Update

Here’s an update from Ed on the precautions being taken in advance of Sandy: All loose materials in the yard and roof removed and secured. The vent system has been shut down and the vent ducks on the roof have been covered with plywood. This is done to prevent wind from entering the vent system and creating a negative back flow and blowing into apartments. The elevator motor room is secure. No need to shut down the elevators at this time, but I will monitor the weather and make that decision if I feel there are unsafe conditions. Hurricane Precautions

In preparation for Hurricane Sandy, please take the following precautions:

  1. Get batteries, flashlights, transitor radios, water, batteries, food TODAY. If you have elderly neighbors who may have a hard time getting out please check to see that they have theses supplies too.
  2. Fill your tub with water. If the electricity goes out you will not have water – you will need water not only to drink but also, to flush your toilet.
  3. If flooding occurs, we will have to shut down the elevator. You may want to take precautions to minimize your trips up and down the stairs. Again, if you live on higher floors please check in on your neighbors who may have difficulty with the stairs. A power outage will also shut down the elevators.

Trick or Treat Sign-ups

We will hold our annual building trick or treating this year on Halloween day, 10/31 from 6:00 pm to 8:00 pm.  I know our littlest residents look forward to this day all year, so it would be great if many of you can participate.

Annual Meeting Wednesday 10/16

The Annual Shareholder’s Meeting will take place Wednesday, October 16th at 6:30 pm at the Friend’s Meeting House at 15 Rutherford Place.

We Will Be Serving Food and Wine From Piccolo Cafe so please come early, meet new neighbors and catch up with old friends.

Shareholders wishing to run for the board may submit a statement of intent by the end of business day, Friday, September 27, 2013. Include a description of your background and why you would like to serve. You can read the statements that have been submitted on the candidate’s page. The board term is a one year commitment and requires attendance at the monthly meetings. Water Shut Down Wednesday, October 24, 2012 9:30 a.m. – 5:00 p.m.

Due to the installation of a new york city-mandated backflow preventer, there will be no hot or cold water starting at approximately 9:00 a.m. on Wednesday, October 24th, 2012. It is absolutely imperative that all faucets, both hot and cold, be placed in the “off” position so that when the water is turned back on, overflows may be avoided. For your convenience, you may want to plan ahead by storing water in your bath tubs for washing and flushing as may be necessary.  Please also be sure to advise your housekeepers and any other domestic employees that the laundry room will be closed for the day. Elevator Modernization

We are pleased to inform you that we have contracted Century Elevator to perform modernization of both elevators. The project will commence on or about January 7, 2013 and will take approximately 16 weeks to complete. Unfortunately, for the duration of the project we will have use of only one elevator at a time. One elevator will have to be used to provide vertical transportation for residents, removal of garbage, and any other type of use needed on a daily basis. If you are expecting to perform any renovations in your apartment after January 2013, we suggest they be put on hold until the elevator modernization is completed. Annual Shareholder’s Meeting

The Annual Shareholder’s Meeting will take place Thursday, November 8th at 6:30 pm at the Friend’s Meeting House on Rutherford Place. The purpose of the meeting is to conduct the election of new board members and review the audited financial statement. The meeting also provides an opportunity for open discussion and questions for the co-op’s current board members, controller and managing agent. For many who are new to the building this may be your first opportunity to meet some of your neighbors and learn how the co-op works so we hope you’ll be able to attend.
